What do you want to know most of all?

"How much can we borrow?"

Your Cosimfree Home loans Consultant is able to assess your borrowing capacity. Our software will tell us how much each lender will lend to you. The amount each bank and non-bank lends varies greatly.

In partnership with you, we shall find a suitable lender and a suitable loan.

"Will I be approved?"

The lenders expect us to pre-assess your application. We are professionals. We don’t waste your time nor the lender’s time submitting applications that we believe will fail.

We know the lenders criteria and we can pre-qualify you in one loan interview. The sooner we meet with you, the sooner you can begin to relax!

"How long will it take?"

This does depend on the lender we choose. Some are faster than others. It can depend on your broker too.At Cosimfree Homeloans we aim to do things better and more efficiently . We will seek the fastest approvals possible so you can open the champagne and begin celebrating.

You can help us to get your loan approved more quickly by providing us with all the supporting documentation we require at the loan interview.

"Well, what do I need to have available at the loan interview?"

This can vary from one lender to the next. However, as a rule we would like to see:

  • A recent payslip for each applicant
  • The latest Group Certificate
  • An employment letter if you have been employed for less than six months (This should say how long you have been employed, whether you are full time or part time or casual, your earnings and whether you are on probation. It should also have your employers ABN and address details on it)
  • Copies of Identification (Drivers License is preferred, Passport, Birth Certificate as well would be helpful)
  • A savings statement showing a recent savings balance (and including the account holder's names)
  • A Rates notice for every property owned (if you own property)
  • 6 months repayment history on any loan we are refinancing

In most cases, we only need a pay slip and savings balance and to sight your drivers license. However, the more information we have, the better the application we can put together. Our motto is “Quality in to the bank and a quality answer comes out!”

Stage One: Loan Interview

You: Describe your needs & goals
Consultant: Pre-assesses, provides options, selects lending product with you & collects personal information, then completes application on your behalf.

3) Finance Broking Agreement

Stage Two: Loan Submission

Once all supporting evidence is collected, your application is packaged professionally by your Consultant and sent to your chosen lender for formal assessment.

You are provided:

1) Confirmation once your loan has been submitted for formal assessment

Stage Three: Assessment

1) The lender checks our submission including your supporting evidence.
2) If conditional approval is granted a valuation is ordered. (When Required)

You are informed:

1) Of the conditional approval
2) If extra information is requested by the lender

Stage Four: Completion

1) The lender makes final checks (employment, security)
2) When all is satisfactory, unconditional approval is given.
3) Mortgage documents are prepared by the lender and sent to you for signing.

1) Informs you of the unconditional approval.
2) With your authority we send evidence of your approval to your nominated solicitor or conveyancing agent
3) Ensures you receive mortgage documents promptly for signing and returning to lender.
